Gift from Dame Constance Ferrers widow lady of Baddesley Clynton to Nicholas Ferrers her son and Margaret his wife of two parts of a messuage with three adjacent crofts and four other closes or crofts lying separately in Baddesley Clynton in the tenure of Richard Brokesbanck together with the reversion of the third part of the said messuage which the said Richard Brokesbanck and Joan his wife, formerly wife of William Ouershawe deceased held for the life of the said Joan by gift from the said Constance, which messuage passed to the said Constance on the death of John Ouershawe son and heir of the said William Ouershawe attainted for felony. The said messuage and three crofts lying in breadth from the highway leading from Baddesley Yate towards Balsale on the east and a meadow of the said Constance called Cartersmedowe and the land of Richard Wherrett on the west, and extending in length from the land of Richard Wherrett on the north as far as a lane called Carters lane on the south. The first of the said four crofts lying in breadth between the said road leading from Baddesley to Balsale on the east and the land of the said Constance then in the tenure of Robert Simons on the west and extending in length from Carters lane on the north as far as other land of the said Constance also in the tenure of the said Robert Simons on the north; another of the said four crofts called Farthynges grove lying in breadth between Carters lane on the south and the land of the said Constance called Cartersfylde on the north, and extending in length from Cartersfylde on the east as far as the land of the said Constance called Stonyfylde on the west; another of the said four crofts called Byrchefylde lying in breadth between the land of the said Constance, lately belonging to Robert Eborall on the east and a lane leading from the park of Baddesley as far as Netherwoodhethe on the west, and extending in length from Carters lane on the north as far as the land of the said Constance called Byrchyngrove on the south; the last of the said four crofts called the Foure acres lying in breadth between the land of the said Constance called Newlandes on the south and the messuage and land of the said Constance in the tenure of Christopher Jakson on the north, and extending in length from the said lane leading the park of Baddesley towards Netherwoodhethe on the east as far as the meadow of the said Constance calledNewlondemedowe on the west as they were surrounded separately by hedges and ditches. The said Nicholas and Margaret to hold the said lands and reversion for themselves and their lawful issue upon the death of the said Joan Brokesbanck from the said Constance as of the manor of Baddesley Clynton rendering annually 5s. 4d. at Michaelmas and Lady Day in equal portions and suit of court twice a year at the court of the said Constance in Baddesley, with provision that if the said Nicholas and Margaret died without lawful issue the said property was to pass to George, son of the said Constance, and his lawful issue, or in default to Edward, son of the said Constance, and his lawful issue. The said Constance permitting the said Nicholas and his male heirs upon the death of the said Margaret to make a jointure or jointures to his wife or their wives for the term of their lives only of the said property according to the discretion of the said Nicholas and his male heirs. Warranty clause. The said Constance appointing Robert Symons of Baddesley and Roger Edgeworthe of Preston Bagott attorneys to deliver seisin. Sealing clause.
