Pebworth and Broad Marston, a lease and release

Description

Conveyance by lease and release from John Haines of Alcester mercer (only son and heir at law of Peter Haines late of the same place baker by Jane his wife, both deceased, which Jane was one of the two daughters and co-heiresses of Samuel Dobbins late of the same grazier deceased) and Sarah his wife, and William Keyte of Campden, co. Gloucs., currier and Ann his wife (the only surviving daughter of the said Peter Haines) to Charles Henry Hunt of Stratford-upon-Avon esq., reciting the will of the said Samuel Dobbins, dated 27 September 1776, whereby he bequeathed to William Hunt of Stratford-upon-Avon gent., since deceased and John Wilkes of Coughton gent. £1200 for investment until equivalent settlements were made upon his daughters, Jane and Elizabeth, and directed that on the death of Peter Haines and Jane his wife, her share should be equally divided amongst her children, with the proviso that the trust money could be paid to the said Peter Haines and Thomas Morris, husband of his other daughter Elizabeth (at the rate of £100 for every parcel of land worth £4 per annum) should they settle lands upon their wives; and reciting a settlement of 28 and 29 September 1770 (nos. 19-20) and indentures of even date whereby the said Thomas Morris and Elizabeth his wife conveyed to the said William Hunt and John Wilkes, in consideration of £260 10s. 0d. paid by the said Peter Haines, an undivided moiety of two tenements with bakehouse etc. in High Street, Alcester (which premises had been built by the said Samuel Dobbins on land which he had purchased shortly before his death, but after the making of his will, and which had consequently descended to the said Elizabeth and Jane) in trust for the said Peter Haines and his issue by Jane his wife, then deceased; also reciting the will of Peter Haines dated 15 June 1773 whereby he confirmed the settlement of his estates on his children in pursuance of the will of his father-in-law, Samuel Dobbins; also reciting that the share of each of the daughters of Samuel Dobbins had amounted to £1200, and that the property settled on Jane, one of the daughters, by the indentures of 28 and 29 September amounted to £900 which, with £300 lately paid by the said William Hunt, since deceased, and John Wilkes to the said John Haines and Ann wife of William Keyte (£150 apiece) the two only children of the said Jane by Peter Haines, amounted to £1200. It is now witnessed that, because the premises at Alcester are to be conveyed to the said John Haines, the grantors convey to the said Charles Henry Hunt three quarters of a yardland in Broad Marston and Pebworth called Keys or Robbins and a close of pasture in Broad Marston called the Yellows late in the occupation of Samuel Tysoe and now of Thomas Weston; to hold the same to the use of the said William Keyte for life with remainder to his wife and children.
