Counterpart of lease from Thomas Ferrers of Rowington esq. to John Weetman of Baddesley Clinton yeoman of a messuage with appurtenances, two adjoining closes and one close called Hodgskins in Rowington and several inclosed closes in Baddesley Clinton called Great Gilberts, two Little Gilberts closes, Mill field, Great Green field, Little Green field, Great Birch field, Little Birch field, the two Moat fields and the Four field all which lands were formerly in the tenure of John Grimmit and then in the tenure of the said John Weetman other lands in Baddesley Clinton called Mill field, Little Church field, Dear meadow, Three Cornered close formerly in the tenure of John Bradbury and then in the tenure of the said John Weetman, and other lands in Baddesley Clinton called Calfes close, Tanhouse close, Longland field, Hill field, Marlpit close, Lingey field coppice close, Tanhouse meadow, Black close, Birds meadow, Lower Wallis, Great meadow, Black meadow and the Ruff together with orchards and gardens, formerly in the tenure of William Duncalf and then in the tenure of the said John Weetman, reserving to the said Thomas Ferrers all timber, timber rights and mineral rights on the said lands. The said John to hold the same for 14 years from Lady Day next for the annual rent of £151 and in addition to be charged £5 for every acre converted to tillage over and above 40 acres on the farm formerly belonging to John Grimmit, and over and above 50 acres on the farm formerly belonging to John Bradbury and William Duncalf, £5 for every acre of meadow converted to tillage and £2 for every tree damaged. The said Thomas to have the right of re-entry if the said rent was not paid, and the said John to pay window tax and all parochial levies and to maintain the said messuage and lands in a husbandlike manner, provision being made for the cropping of the said lands by the said Thomas during the last year of the said lease. 20 February 1746/7 [Old style 1747]. Memorandum endorsed that the said Thomas was to pay the said John £1 annually for plough boot during the said term on the said lands formerly belonging to John Grimmitt.
