3 Sheep Street, Stratford-upon-Avon

Covenant declaring the uses of a fine between Francis Room of Birmingham, japanner, and Hannah his wife (daughter of Eleazar Ward of Birmingham, sawmaker, by Hannah his wife, formerly Hannah Jeacocks, one of the two daughters of Richard Salmon late of Stratford, joiner, by Hannah his wife, daughter and sole heiress of Thomas Gray late of Stratford, grocer) of the first part; William Bache of Stratford-upon-Avon, soapboiler, and Mary his wife (the other daughter of the said Richard Salmon) of the second part; and William Eaves of Stratford-upon-Avon, gentleman, of the third part; namely that the said William Eaves shall hold the following property in trust for the said William Bache: i) messuage in Clifford Chambers, with three pieces of newly-enclosed land belonging thereto, in the tenure of Richard Smith, forming part of the inheritance of Richard Salmon, and purchased by him of the trustees of Michael Toms ii) messuage in Welford, late in the tenure of William Jeffs and now of ---- Baker, with one quarter of a yardland in Welford in the tenure of ---- Parker, purchased by Thomas Gray of William Jeffs of Welford and Mary his wife iii) messuage in Sheep Street, Stratford-upon-Avon, bounded on the east by a messuage formerly of Elizabeth Smith but now of Joseph Hill, on the west by a Corporation tenement formerly in the tenure of Joseph Hornsby and now of ---- Williams, on the north by Sheep Street, and on the south by a yard late of Thomas Taylor, baker, but now of William Bolton; which messuage was purchased by Thomas Gray of Mary Smith, widow of Benjamin Beddome, and Rev. John Beddome, his son. With the following recitals: a) 17 March 1754: will of Richard Salmon, whereby he bequeathed to trustees his property in Clifford Chambers (subject to a mortgage by his father-in-law, Thomas Gray) in trust to sell and divide the proceeds between his two daughters, Hannah Ward and Mary Bache. b) 3 November 1764: will of Thomas Gray, whereby he bequeathed his property in Welford and house in Stratford wherein he dwelt to his wife Hannah for life, with reversion to his grand-daughters, Hannah Ward and Mary Bache. c) 1 August 1788: agreement between Francis and Hannah Room, and William and Mary Bache (the beneficiaries under the two recited wills) that all the property should pass to William and Mary Bache on the payment of appropriate recompense to Francis and Hannah Room.
