Copy draft conveyance from John Bullar of 11 Kings Bench Walk, Temple, London esq. and William Frederick Beadon of 9 Stratford Place, Oxford Street co. Middx. esq. with the approval of the Rev. H.C. Knight late of Bognor co. Sussex but then of [Oak Hill house, West Cowes crossed through] Cadogan Place, co. Middx. clerk to Charles Raleigh Knight of 36 Montague Square co. Middx. esq. late a captain in Her Majesty's 25th regiment of infantry and [blank] of the 4th part, reciting (1) indentures of lease and release dated 8-9 June 1810, the release from Robert Knight esq. and his trustee Peregrine Dealtry esq. to the Hon. Stanhope Wintringham Dormer of all tithes and tenths, moduses and other compositions belonging to the parsonage or rectory impropriate of Mould alias Mouldsdale alias Mold co. Flint, arising from messuages and lands in Nerquis and Tryddyn and sundry other townships (named) within the parish of Mold, also two certain barns and closes of land in the same parish; (2) that the said barns and closes had been sold and out of the proceeds the land tax on the said tithes redeemed and extinguished; (3) that by provisional articles of agreement for the commutation of tithes in the parish of Mold except Nerquis and Tryddyn dated 5 September 1837, between owners of land as specified and the said Robert Knight, Philip Davies Cook esq. and the Rev. Charles Butler Clough clerk, it was agreed that £1,158.8s.11d. per annum apportioned rentcharge should be paid to Robert Knight as lay impropriator of the tithes of the several townships (other than Nerquis and Tryddyn) in lieu of great and small tithes; (4) that the said articles of agreement were confirmed by the Tithe Commissioners on [blank]; (5) that by provisional articles of agreement for the commutation of tithes in Nerquis dated 3 August 1838 between owners of land as specified and Robert Knight and the Rev. Thomas Evans it was agreed that £215.4s.8 3/4 d. per annum apportioned rentcharge should be paid to Robert Knight as lay impropriator of five sixths of the tithes of the township of Nerquis; (6) that the said articles of agreement were confirmed by the Tithe Commissioners on [blank]; (7) that by provisional articles of agreement for the commutation of tithes of Trythen dated 3 August 1838 between owners of land as specified and Robert Knight and the Rev. Isaac Williams it was agreed that £317.18s.8 1/4 d. per annum apportioned rentcharge should be paid to Robert Knight as lay impropriator of five sixths of the tithes of the said township; (8) that the said articles of agreement were confirmed by the Tithe Commissioners on [blank]; (9) and that all the said recited tithes were effectually commuted at £1,691.12s.4d. per annum rentcharge; (10) that the said H.C. Knight and C.R. Knight or one of them had become seized in fee simple of the said commutation tithe rentcharges; (11) that by indenture of 5 April 1855 various hereditaments including the said rentcharges were conveyed by H.C. Knight and C.R. Knight to John Bullar and W.F. Beadon in trust for sale; (12) and that the said John Bullar and W.F. Beadon had agreed with the said C.R. Knight for the sale to him of the said three rentcharges. It was then witnessed that John Bullar and W.F. Beadon in consideration of £[blank] and with the concurrence of H.C. Knight conveyed to C.R. Knight all those three several commutation tithe rentcharges amounting to £1,691.12s.4d. per annum charged on the lands specified. Subscribed in red ink as approved on behalf of H.C.
