Indentures of Lease and Release, the Release dated the 25th March 1813 between William Painter of Birmingham, plater of the 1st part, Benjamin Smart the elder formerly of Milverton, mealman, but now of Warwick, gentleman of the 2nd part and Josiah Barrett of Warwick, liquor merchant of the 3rd part whereby William Painter conveyed property described in DR38/312 to Benjamin Smart the elder by way of Mortgage in consideration of £3000. Declaration by Josiah Barrett to stand possessed of the term of 1000 years in trust for securing the Mortgage to Benjamin Smart the elder and after repayment of the capital monies upon the same in trust for William Painter to attend upon the inheritance. Signed William Painter, Benjamin Smart senior and Josiah Barrett. Witnesses: Thomas Tidmas and John Page. Lease dated 24th March 1813 between William Painter and Benjamin Smart of the same property for one year. Signed: William Painter. Witnessed as before. 'Spring Farm'.
