Covenant between George Chowne of Fayrelane, Kent, esquire, and Christopher Puckering of London, gentleman, of the one part, and the Rt. Honourable Sir John Puckering, knight, Lord Keeper of the Great Seal of Inglande, Richard Branthwayte of London esquire and William Bourne of London, gentleman, of the other part to lead the uses of a fine, recovery of 'good and sufficient conveyance' to be made before Michaelmas next by the said George Chowne and Christopher Puckering, with the consent and at the cost of the said Sir John Puckering, to the said Richard Branthwayte and William Bourne of the site of the late Priory of St. Sipulchres, Warwick, with all rights and property pertaining to the same, late in the tenure of William Sheldon and John Raye, also three closes of land called Reede closes or woode closes lying in the parishes of the Blessed Mary and St. Nicholas, Warwick, late in the occupation of Thomas Eburall and belonging to the late Priory, also a close called the grove, parcel of the demesne of the said late Priory lying in the said parishes, late in the tenures of Henry Eyre and Philip Sheldon, and pertaining to the said late Priory, also the land and pasture called Culverclose with the close adjoining the same lying in the said parishes, late in the occupation of Lodowick Smarte, and belonging to the said late Priory, also land called Combewell with a little meadow called Garnishe meadoe and another meadow adjoining the said pasture called Trapper meadowe, also a close called Tenterclose in the said parishes, late in the tenure of Thomas Eburall, and belonging to the said late Priory, also a meadow called Aldermeadoe, extending from Frogmyldam to Octhon feilde in the said parishes, late in the tenure of Robert Oken, and belonging to the said late Priory, also a meadow called Grogmyll meadoe in the said parishes, late in the tenure of John Raye, and belonging to the said late Priory, also two meadows called Palfrey meadoe and Trapper meadoe in the said parishes, in the tenure of Henry Eyre and Philip Sheldon, and belonging to the said late Priory, Palfrey meadow lying between the pasture called Priors grove and the pasture called Combewell and Trapper meadoe lying on both sides of the field called Cotton field, and the capital messuage built upon the said site of the late Priory in or near Warwick with all the property belonging to the same, also the messuage with gardens, backside and close, belonging to the said capital messuage, late in the tenure of _______ Bromfield, also two water mills on or near the said site belonging to the said late Priory, late in the tenure of Ralph Fisher, also one malting house and kiln, one laundry, one slaughter house, and two other houses called Foule howses and the lyme kylne and brick kylne and the hop yarde near to the said site all belonging to the said late Priory, with thoses pastures lying in or near the said site lying in the said parishes, namely pinfold closes containing 10 acres, late in the tenure of Roger Hurlebut and Robert West, a close lying at the end of the said close containing 5 acres, late in the tenure of Richard Blick, one pasture called Combewell alias Comewell and a meadow at the further end of the same containing together 50 acres, also two meadows lying alongside the common field called Cotton field containing 12 acres, late in the several tenures of Oliver Brooke, Leonard Holmes and Ralph Martyn, and one meadow lying near the newe mylne and adjoining Combewell containing 10 acres, late in the tenure of John Fisher, and one other medow adjoining the same, divided into two parts, containing 8 acres, late in the tenures of William Sharples and Robert Sheldon, one other large ground called le Perke lying near to the said site and containing 40 acres, in the several tenures of William Land and William Jencke, and 140 acres of meadow and pasture adjoining the said capital messuage, with all lands and tenements near the said site and belonging to the said late Priory with all woods and subwoods on the same; also all lands, meadows, pastures and tenements in Tachebrooke and Naspes called the Naspes, Napses closes, Henkie close, Heathie closes, Barretts closes and Burley close, late in the several tenures of John Dafforne gentleman, John Arrowsmith, John Jeffreys, and --------- Warde widow, all which contain 104 acres, also houses, barns, closes, meadows, pastures, feedings and tenements within two miles of Warwick near the highway leading from Warwick to London [being the said pastures in Tachebrooke and Napses], also one cottage with a close belonging to the same, late in the occupation of Thomas Frame, in Tachebrooke near the last mentioned ground, also all lands, tenements, rents, reversions and services mentioned in a deed of 5 October 23 Elizabeth [1581] between Edward Fisher and the said Sir John Puckering, George Chowne, Christopher Puckering and Gyles Flayde, also one messuage at the upper end of Saltsforde adjoining the gate leading from the borough of Warwick to Wedgnock parke, and a piece of ground upon which once stood a cottage with a garden adjoining the same, in the tenure of Alice Catur widow, one piece of meadow lying in St. Nicholas' meadow in the fields of Warwick containing one acre, and spittle mylne holme, late in the tenure of Nicholas Raynsford and now in the occupation of Thomas Camell, and two crofts of land called pigwells or Lowells fields lying near to Saltesforde sometime in the occupation of Oliver France and then of Nicholas Raynsford; to hold to the said Richard Branthwayte and William Bourne to the following uses: to the use of the said Sir John Puckering for his life; then to the use of Lady Jane his wife for her life; after her death to the use of Thomas Puckering esquire, son and heir of the said Sir John, and his lawful heirs; in default, to the use of the second son of the said Sir John and his lawful heirs; in default to the use of the third, then, fourth and then in default subsequent sons of the said Sir John and their lawful heirs; in default to the heirs of the body of the said Sir John and in default to the use of the rightful heirs of the said Sir John for ever.
